Frequently asked questions
Why does Maharashtra show 6% but my agent quoted 5%?
Maharashtra municipal areas charge 5% base + 1% Metro Cess (Mumbai/Pune/Thane/Nashik/Nagpur). Outside these metros, the cess doesn't apply, so you pay 5%. The female concession reduces the base by 1%.
Does Karnataka give a women's discount?
No. Karnataka does not differentiate stamp duty by gender as of 2026. The 3% slab applies only to properties priced ₹21–45 lakh. Above ₹45 lakh, both male and female buyers pay 5%.
Joint registration — what rate applies?
In Maharashtra, Delhi, UP, Haryana, Rajasthan and Punjab, joint registration with at least one female owner qualifies for the female rate. Other states (Karnataka, Tamil Nadu, Gujarat, etc.) don't differentiate, so joint registration pays the standard rate.
Can I include stamp duty in my home loan?
Most lenders fund up to 90% of property value but only 75–80% of "property value + stamp duty + registration." So you must arrange the down payment + stamp duty + registration in cash. For a ₹75 lakh property in Mumbai, this is roughly ₹15 lakh down + ₹4.5 lakh stamp duty + ₹30K registration = ~₹20 lakh out of pocket.
Is stamp duty refundable if I cancel the deal?
Partially. If the document was not registered, you can apply for a refund of 90–95% of stamp duty within 6 months at your state's IGR office. Once registered, refund is much harder and limited to specific cancelled-allotment cases.
